The Cost of an Engineers Survey Report

When you consider the value of your house purchase, the cost of an Engineers’ Survey Report on a house in Galway is proportionately small. However, an Engineers’ report can be extremely valuable and worth far more than it cost. Our reports will indicate potential defects and hidden costs that may be present. You can also try to compare reports between companies. Some may offer different levels of report, but MyPropertySurvey do not consider this to be appropriate. In terms of professional guidance, there are generally 3 levels of survey report:


  1. Type 1: Basic, walk-over survey.

  2. Type 2: Full inspection, non-invasive.

  3. Type 3: Full Inspection & Invasive works.


Generally, we would not have the consent to undertake a Type 3 report on any property and therefore our survey is a high-end “Type 2” report. However, we also include Thermal Moisture Imaging (for condensation and dampness) and we use telescopic cameras to access hard to reach areas.


Recent examples of the effectiveness of our reports include:

  • Identification of Fire Escape windows that were supposed to have been provided. This resulted in a price reduction of €5,000

  • Identification of defective septic tank. This resulted in a reduction of €7,200

  • Uncovering planning difficulties where a new roof was provided without planning permission. Retention was subsequently sought by the Vendor.

  • Identification of fundamental dampness issues on a property that would have cost in the region of €40,000 to rectify. Purchaser walked away from the sale.
