Q. What will our Property Surveyor look for?

A. A Property Survey is a detailed inspection of a property’s structural condition, when considering the age of the structure. Older structures are assessed on good general building practice, when considering their age and the likelihood of defects being present. More recent structures, built after 1992, are assessed on the basis of the Building Regulations that pertained at the time of construction. However, the overall assessment is to determine that the structural configuration is adequate for its purpose, notwithstanding that defects and maintenance issues may still be present.

Q. How Long Does a Property Surveyor Take to Survey a Property in Galway?

A. Our Engineers at MyPropertySurvey.ie undertake a desk study before going to a property. This is to establish the planning status of the property and check the boundary map records. When at the property, Our Engineers prioritise the internal parts of a house first (so occupiers, if any, can leave soon afterwards). It can take 1-2 hours to record the internal parts. It can take a further hour to record the external parts. We use telescopic cameras to photograph the roof, chimney etc. and this can take time.

Q. What Does an Engineer Look For in a House?

A. Our Engineers look for cracking predominantly. We measure the cracks and make comparisons with the BRE scale for cracks in low-rise dwellings. We examine the roof structure and chimney structure. We also give an overview to the plumbing, heating and electrical systems for any visually obvious defects. All structures are photographed, internally and externally. We also check 1-2 drains to ensure that there are no signs of backing-up.


Q. How Much Does a Property Survey Cost in Galway?

In particular, we include a Planning Search, Thermal Imaging and Telescopic Camera Survey as standard. Q. How Do Surveyors Check For Damp?

A. We use Thermal Imaging Moisture Meters to check for damp. However, we also use the experience and expertise of our Engineers to examine a structure. Our Engineers will have a deep understanding of Building Science and are fully aware of all the telltale signs of concealed moisture/dampness in any structure.

What is a Property Health Check?

A Property “Health Check” is a reassuring survey undertaken by a Building Survey Engineer or Property Surveyor on a Second-hand home in Galway. We undertake such reports, which are necessary when you are purchasing a second-hand dwelling. Properties vary in age and were constructed a different stages of regulations, indeed some were even constructed when there were no Building Regulations (before 1991).

As part of the Health Check Report in Galway, we also undertake a planning search. This helps us to determine if the property was compliant with planning permission or if there were parts of the property constructed under the planning “Exemptions”. Indeed some properties were constructed before 1963, when there was no requirement to obtain planning permission in Ireland. However, in some City Areas in particular Galway, there were “Building Bye-Laws” before 1963 and these are also recorded in the offices of Galway City Council.
