New Opinion on Compliance Service Galway

If you are in the process of selling your home in Galway, your Solicitor may have requested that you get an updated “Opinion on Compliance”. This is a professional opinion in relation to second-hand homes in Galway that clarifies compliance/exemption from Planning Permission and/or Building Regulations.

Sometimes, people may have added an extension onto their home or undertook other works. Now that your are selling, these works need to be certified for the potential purchaser (and in particular, their lending agency).

Our new service - MyCerts.ie - offers this service for second-hand homes in Galway.

• You may need a certificate for compliance/exemption from Planning Permission.

• You may need a certificate to clarify that the original structure was built before planning control (i.e. pre 1963)

• You may need a certificate to clarify compliance/exemption from the Building Regulations or Building Bye Laws.

Important Note.

We reserve the right it issue a ‘qualified’ opinion on compliance for works that are inaccessible (e.g. septic tanks, treatment systems, foundations, fire construction etc), or for works that are not substantially compliant with Planning or Building Regulations, in our opinion. We reserve the right to withdraw our services, without refund, for works that are substantially non-compliant and require regularisation but there is an unwillingness to engage in regularisation.
